How much does home staging cost in Marin?

What drives the price

Size and scope. Square footage and the number of rooms staged are the biggest factors. A strategic partial stage — living areas, kitchen styling, primary suite — captures most of the impact at lower cost. NAR’s buyer research ranks the living room, primary bedroom, and kitchen as the spaces where staging matters most.

Vacant vs. occupied. Vacant homes need everything brought in; occupied homes mostly need editing and supplementing. That difference is usually thousands of dollars.

Price tier. Buyers touring a $5M Tiburon view home expect furnishings that match it. Inventory caliber scales with the listing.

Rental term. Most quotes include 30–60 days of furniture rental. In Marin’s market, well-prepped homes rarely need an extension — but if they do, monthly rental continues.

Access. Hillside stairs, long carries, and tight parking add install labor. It’s Marin; we’re used to it.

Is it worth it?

In NAR’s 2025 profile, 29% of sellers’ agents reported staging increased offers by 1–10%, and roughly half saw staged homes spend less time on market.
